As it is virtually impossible to determine with the naked eye whether a building material contains asbestos fibres there are two approaches to managing the presence of asbestos containing materials.

The first is to take a small sample of the material, being careful not to release fibres, which is then sent to a UKAS accredited asbestos sampling laboratory for analysis. The laboratory will investigate the material under microscopes to determine both the presence of asbestos fibres and the type of asbestos.

A4 Asbestos regularly takes samples of suspect materials, primarily during asbestos survey inspections of non-domestic properties where there is a statutory requirement under the Control of Asbestos Regulations 2012 to identify the presence of asbestos in buildings constructed prior to 2000.

As there is no such statutory requirement to obtain an asbestos survey for a domestic property many householders, estate agents, architects, building surveyors and other property professionals employ A4 Asbestos to take samples of suspect materials for analysis, this is a less expensive option than a detailed written report. Once the material has been analysed by the laboratory the results report is made available.

The second is to presume the presence of asbestos until proven otherwise. Some materials and equipment can contain asbestos yet taking a sample is impossible, such as the internal insulation of a night storage heater, hence it is presumed that asbestos is present and an asbestos management regime is adopted.

A4 Asbestos can visit your property to take a samples which will be delivered to the laboratory for analysis. In most cases the results are available within 24 hours hence there is no reason why a building/renovation project should be delayed.
